Use a comparison site (Reallymoving, Compare My Move) plus one direct quote from a local firm. The cheapest is rarely the best — but the priciest is rarely worth the premium either.

A "no hidden fees" quote that lists only one number is a red flag. Ask for fees, search disbursements and statutory fees on separate lines.

Some no-sale-no-fee firms add £200–£300 to base fees. Only worth it if there's real chain risk.

Solicitors get bulk discounts on local authority searches and pass them on. Avoid paying separate "personal" searches — they're sometimes refused by lenders.

Some firms charge a £100-£200 "completion fee" or "file storage fee" on top of base fees. These are often negotiable — ask if they can be waived.

Scotland uses Registers of Scotland and ~10% higher solicitor fees. Wales uses HM Land Registry but Welsh stamp duty (LTT). NI uses Land Registry NI.

None of these are scams; they're standard. Just know they exist when comparing quotes.

Mention specific competitor quotes by name. Most firms will match a lower itemised quote from a comparable firm if you bring it to them. Don't negotiate down disbursements (they're pass-through), but you can negotiate the legal fee, especially for high-value purchases (£500k+).

For a straightforward freehold purchase under £500k with no chain complications, online conveyancers (My Home Move, Movewise, etc.) can be 30-40% cheaper. They're less suitable for: leasehold flats with complex management companies, listed properties, and chains of 4+.

Mining, plansearch and chancel insurance are sometimes recommended but rarely mandatory. Mining searches matter in former coalfield areas (Yorkshire, South Wales, Notts/Derby). Plansearch is a duplicate of the local authority search 90% of the time. Chancel insurance is £15-£20 and worth keeping. Decline what doesn't apply to your area.
